We follow the moisture, not just the stain. Meter readings around the growth show how far the water reached, which is usually farther than the visible spots.

Plastic sheeting goes up around the work area so spores do not travel through the rest of the house, and the affected drywall, insulation, or trim comes out.

3. Cleaning and drying
Framing and surfaces left in place are HEPA vacuumed and cleaned, then dried and checked with the meter before anything is closed up.

4. Closing it up
New insulation, drywall, and finishes go in only after the source is fixed and the readings are dry.
