Utah basements flood on a schedule
Basement flooding in Utah tends to follow the calendar. In April and May, snowmelt saturates the ground around the foundation and water pushes in wherever it can: a hairline crack, a window well without a cover, the cold joint where the slab meets the wall. In July and August, the threat is the cloudburst. Fifteen minutes of hard rain overwhelms a gutter, the downspout dumps against the foundation, and the window well fills like a bathtub.
Canyon-mouth neighborhoods and mountain towns like Heber City, Midway, and Park City see runoff change fast during melt season, sometimes overnight.
Four steps, always in this order
Every flooded basement cleanup Frame Restoration Utah handles in Utah follows the same order of work, whatever caused the flood.
1. Make It Safe
Power to the affected area is shut off and hazards are identified before anyone works in standing water.
2. Remove the Water
Standing water is extracted so drying can start, and the flooded area is photographed as found.
3. Remove Damaged Materials
Saturated carpet pad, insulation, and drywall that wicked water are cut out where needed, and we record what came out and why.
4. Dry, Sanitize, Rebuild
Dehumidifiers and air movers run until moisture readings reach a dry standard, affected surfaces are cleaned and sanitized, then repairs begin.
What a flood day looks like from the inside
-
1. When the crew walks down the stairs
Breakers off for the wet area. A look at where the water is coming from and whether it is still coming. Photos of every wall and corner before anything is touched.
-
2. The next few hours
Extraction pulls the water off the slab and out of the carpet. Then the wet line on the drywall gets measured, not eyeballed, and anything that wicked water above it is cut out cleanly so the cavity can breathe.
-
3. Drying
Dehumidifiers, air movers, and a basement that smells like warm concrete for a while. Readings at the same marked spots on every visit show the drying curve, and the equipment stays until the numbers reach a dry standard.
-
4. Putting it back
Sanitizing the surfaces the water touched, then insulation, drywall, flooring, and trim under a written repair scope.
Groundwater, roof water, and what we do not touch
Flood cleanup in Utah covers floodwater, groundwater, and roof-leak water in basements, but not sewage. Where the water came from matters for safety, for what can be saved, and for the record, so our notes keep outside floodwater and groundwater separate from roof leaks and plumbing failures. If a roof leak is part of the problem, we can fix that too; see water damage restoration. Frame Restoration Utah does not clean up sewage backups. If a sewer or septic backup is involved, we will say so and point you to a sewage cleanup specialist.
Keeping mold out after the water is gone
Mold after a Utah basement flood almost always comes from wet material that stayed in place. Removing what wicked water and drying the structure to a measured standard is what prevents the musty smell and the growth that follows. If growth has already started, our mold remediation work fixes the moisture source first and then removes affected materials. If outside drainage sent the water toward the house, we can add gutters and downspouts to the repair plan.

Flooded basement questions
Do you respond to flooded basements 24/7?
Yes. Water and flood emergencies are answered 24/7 at 435-292-8802. If your basement is taking on water right now, call.
Is it safe to go into a flooded basement?
Not until the power to that area is off. Standing water and live outlets, appliances, or extension cords are a serious shock hazard. If you cannot reach the breaker panel without stepping in water, stay out and call your utility or us. Avoid touching floodwater that may be contaminated.
Why does my basement flood in spring?
Snowmelt. In much of northern Utah, spring runoff saturates the soil around the foundation, and the water finds a way in through cracks, window wells, and the joint where the floor meets the wall, or it overwhelms the sump pump. A summer cloudburst can do the same thing in minutes.
What gets removed after a basement flood?
It depends on how long things were wet and what kind of water it was. Wet carpet pad, soaked insulation, and drywall that wicked water are usually removed so the space can dry. We photograph and record what comes out and why before it goes.
Do you clean up sewage backups?
No. Sewage backup cleanup is outside our scope. If a sewer or septic backup is involved, we will tell you so you can bring in a sewage cleanup specialist.
Can you help with insurance after a flood?
We document conditions with photos, moisture readings, and a written scope you can share with your insurer. Coverage decisions stay between you and your insurance company; we document and restore, we do not adjust claims. Flood coverage is often separate from a standard homeowners policy, so check what yours includes.
